About the Shadowridge Vista Community:
Shadowridge is a wonderful, Planned Community first started in the 1970’s by developers with a vision for a well balanced, beautifully designed, family oriented living environment. The housing styles and architecture is primarily Mediterranean, stucco and wood prevalent in the 1970’s and to date. Many developers and home builders cooperated to build it out between the mid 70’s and about 1995 was when the last major housing project was completed. In addition to wonderful, modern architecture and housing, Shadowridge has a central town center, a beautifully designed Golf course and private Country Club, as well as award winning schools and well laid out parks, ball fields, and community facilities.
Shadowridge comprises approximately 6,500 homes and condos in a 5 square mile radius, crossing over between the south west corner of Vista in the 92081 zip code, and the south eastern border of Oceanside and Carlsbad in the 92056 zip code. The triangulation of these three great cities comes together to form the high value living location of Shadowridge. As it is within 4 miles to the beaches of Carlsbad and Oceanside and the cooling effects in the summer. But is far enough inland to escape the coastal fog in spring. Additionally, it’s location keeps the housing prices down as low as $100,000 or more for a comparable home in Carlsbad just a mile south of the town.

Shadowridge is well balanced for it’s population and avoids the crowding of many coastal and inland cities experiencing sprawling growth. It is well controlled by both Vista and Oceanside to limit it’s growth. It is primarily all built out and will experience very little new construction going forward. This acts to stabilize the community, keep it from being over crowded and gets long time residents knowing each other and feeling a sense of belonging and ownership to of the whole community. In addition, typically built out communities maintain there home values better as the supply and demand needs of owners is well balanced and new buyers are required to pay consistent prices.

The Shadowridge Country Club and Golf Course
Shadowridge has three of the best schools in North San Diego County. Lake Elementary, Madison middle School, and Rancho Buena Vista High School. Shadowridge is lucky to have these three newer, state of the art, award wining schools. Many of it’s graduates have gone on to big name colleges, high paying professional careers, and professional sports teams. The balance of education, sports, and family focus is very evident in the schools. The teachers come form the best backgrounds and put their whole selves into educating and nurturing the local children.

Shadowridge has a number of great local parks and ball fields. The well planned and very popular Optimist Club park on Lupine Hills Drive is always busy and on weekends it hosts, birthday parties, little league baseball, and regular soccer games in it’ various fields. Directly adjacent to Lake Elementary just off the center of town on Lake Blvd, there is are baseball diamonds that are used by the schools as well as a shared with the public. In addition to these two full service parks, Shadowridge has other open space parks with swings, and community activity area and buildings.
Price Range of Homes and Real Estate
The range of home prices in Shadowridge ranges from great, 1 bedroom condominiums priced about $180,000, to entry level first time home buyer detached homes at around $300,000. On the high end, there are many custom home projects that range in price from $750,000 to over $1 million. The median price range is about $450,000 with much of the housing stock between $400 and $550,000. Shadowridge has home for just about any budget and family size. All of the homes are relatively new except some of the original homes from the 50’s, 60’s on the perimeter of town. With some of the properties having large, ½ acre to 2 acre homes. There truly is a home for anyone here.

Shadowridge Community Events
Like many well planned communities, Shadowridge has a series of local events held each year depending on the season and holidays. The city does a great job of decorating the large trees and landmarks for the holidays and works to allow various groups the flexibility to hold special events at locations like the Optimist Club, Thibido Park Community Center , and the local schools and churches when appropriate. There and many fund raisers for local causes and the community rallies around the local schools for fund raising to support the needs of all the kids.
